What is an EICR?

EICR stands for Electrical Installation Condition Report. It’s a formal inspection and test of the fixed electrical installation in a property, including circuits, wiring, the consumer unit and connected accessories.

The report records the condition of the installation at the time of the inspection.

It identifies damage, deterioration, defects or areas requiring further investigation and confirms whether the installation is satisfactory or unsatisfactory.

Landlords in England must have the electrical installation in most rented homes inspected and tested by a qualified person at least every five years, or sooner where the previous report requires it.

Where remedial or further investigative work is required, it must be completed within the period stated on the report and no later than 28 days.

Failure to comply with the regulations can lead to financial penalties of up to £40,000.
